HKR Hoxton was inspired by the great company it keeps in the Hackney Road conservation area – listed modernist buildings by the likes of Erno Goldfinger, Berthold Lubetkin and Denys Lasdun – we respond to these and the smaller scale and finer grain of nearby Victoria terraces.All 83 homes have been designed to make the most of the building’s unique location. Inside, Large windows capture the amazing views across the city, while inset covered balconies allow the residents to sit outside, even in the English rain. In the basement is a resident’s cinema and within the terraced garden, which features a children’s playground, is a gym. The fifth floor roof garden complements the area’s existing trees with pockets of green space while offering 360 views of London. And as it’s car free, there’s extensive cycle storage facilities at ground and basement levels. The building aims to deliver a comfortable place to live next to the traffic and noise of Hackney Road. At ground the building is set back creating a wider pavement and public space with reattained London Plane trees. This public realm is the front door to the commercial and workspace uses facing the street. Sustainability lies at the core of this project. Passive design measures were adopted, such as efficient built form, high insulation levels, airtightness and solar control optimization for overheating. In particular, the proposed U-values, air permeability and thermal bridging were better than Building Regulations Part L 2013 standards.
