Beaulieu
Countryside & L&Q
One of the most important developments in Essex, Beaulieu is a sustainable urban expansion for the growing city of Chelmsford, being delivered by a 50/50 joint venture between Countryside Properties PLC and L&Q. Born from a shared vision between the partners, and the result of extensive partnership work with Chelmsford City Council, Highways England and Homes England, the landmark 610-acre development will deliver 3,600 homes, of which 30% are affordable. Chelmsford City Council, Countryside and L&Q have held fortnightly meetings to aid the planning process, together with a case specific planning officer, and regular high-level meetings and site visits with Members and Officers from Chelmsford City Council to review the progress of the overall development. The success of this best-practice working and the partnership’s shared place-based approached is apparent in the new community that lives and works at Beaulieu. A key focus for the partnership is their landscape-led approach: Beaulieu boasts 176 acres of public open space and has been designed to be completely accessible without a car, through an elaborate network of footpaths, cycle routes and bridleways. The homes are set amongst themed, manicured gardens and tree-lined avenues.
Approximately 1,600 new trees and around 30 acres of new woodland enhance the existing landscape and ensures the provision of habitats for local wildlife. Promoting a sense of community, there are communal gardens and 26 acres of football pitches, 11 acres of allotments and an orchard being delivered.
