Winner : “The Brentford Project" by Ballymore

The Brentford Project is an ambitious west London regeneration initiative that has reshaped the area since its launch in 2018. Completed in 2022, this project reimagines a town centre, creating a vibrant new community with 876 homes, over 40 retailers, and five acres of public realm.

Ballymore's scheme integrates the town's industrial heritage with contemporary living, opting for 11 low-rise, high-density buildings instead of high-rises. This creates distinct yet connected neighbourhoods, each offering something special —from a revitalised high street anchored by a major supermarket and local retailers to pedestrianised lanes, reconnecting the community with the waterfront.

The waterfront itself has been transformed into a new leisure hub with restaurants, cafés, and a reimagined Workhouse Dock, where the Thames Path extends access to the river for all. Architecture by AHMM, Howells and Maccreanor Lavington utilises a variety of styles and typologies reflective of the area’s richness, with light and dark brickwork and modernised with floor- to-ceiling glazing to maximise the views across the water and greenery beyond.

The project also places a strong emphasis on community, preserving historic buildings like the Grade II*-Listed St. Lawrence’s Church and offers adaptable, high-quality homes designed to meet the diverse needs of residents. All in all, this scheme has created a new, vibrant community in the heart of Brentford.
