Winner : “Old School House" by Bindloss Dawes

The Old School House, a Grade II Listed building in Pitcombe, South Somerset has a rich history which Bindloss Dawes Architects sensitively addressed. The building was originally constructed in 1864 as a school and later converted into a home. The property’s early 1970s extension, a two-storey ‘tower,’ was both poorly designed and problematic. The architects addressed these issues by replacing the flawed extension with a carefully designed, sympathetic addition.

The new extension, partially sunk to align with the original building's eaves, features a distinct yet harmonious design that respects the historic architecture. The project explored various timber cladding options, resulting in a design with open cladding at upper levels to allow rainwater drainage and a closed board at ground level to break up the building’s mass. Bespoke chestnut pivot-windows, matching the cladding, were used to avoid chemical treatments and ensure consistent weathering.

Sustainability was a core focus, with a timber frame structure and high insulation levels reducing the carbon footprint. The project features locally sourced sweet chestnut timber, known for its durability and resistance to decay. Thermal separation from the original building allows independent heating, enhancing energy efficiency. Interior design, in close collaboration with the client, includes a carefully selected colour palette, micro-cement floors, and a chestnut staircase, blending modern functionality with historic charm.
