Development of The Year (Up to 20 homes)
Winner : “Birch Grove" by Millbank Homes
Birch Grove Estate showcases an innovative and sustainable residential development in an Area of Outstanding Natural Beauty (AONB) and Green Belt, adjacent to ancient woodland which features three contemporary houses set within a 1.23-hectare site. Previously occupied by derelict farm buildings, the site underwent significant redevelopment after overcoming a 35-year history of planning refusals.
The development integrates advanced sustainability practices and biophilic design principles, adhering to Building with Nature standards and close to Passivhaus standards. The new homes are crafted using an agricultural typology with non-standard shapes and materials, including timber, corrugated iron cladding with knapped flintwork and ‘fletton’ brickwork, to blend seamlessly with the surrounding landscape.
Each house boasts high levels of insulation, thermally efficient glazing, and renewable energy systems such as solar panels and air source heat pumps, achieving an EPC Rating of A and net-zero carbon operation.
The design emphasises openness and ecological harmony, with homes arranged around an open meadow and adjacent woodland, avoiding intrusive fencing. Landscaping features native trees, water courses, and a pond, enhancing biodiversity by 227%. The layout offers flexible living spaces for various needs, including intergenerational living, with extensive glazing and green courtyards that integrate nature into everyday life.
Birch Grove sets a new benchmark in sustainable residential design, balancing modern living with environmental stewardship.
