Winner : “Burridge Gardens 2" by Hawkins\Brown

Burridge Gardens Phase 2 is a key part of the extensive regeneration of a 1930s Peabody estate in Wandsworth, south London, transforming it into a vibrant, mixed-tenure community. This phase delivers 198 affordable homes, including 54 specially designed for older residents, and features over 13,000 sq.m of open space.

Located near Clapham Junction Station, the masterplan revitalises the site by nearly doubling the number of homes, introducing retail and commercial spaces, providing Peabody offices and creating a community hub.

Designed by Hawkins\Brown, the masterplan emphasises community and sustainability. The older person extra care homes are situated above a new community centre, offering shared amenities like lounges, a rooftop garden, a laundry, spa, hairdressers and a function room, fostering a community within a community. The buildings adhere to HAPPI design criteria, ensuring accessibility and adaptability, with features such as generous balconies that encourage neighbourly interactions.

The project also honours the estate's history, incorporating art by sculptors Valda Jackson and Rodney Harris, which reflect the memories and experiences of long-term residents. With energy-efficient design, including MVHR systems and a district heating system, Burridge Gardens Phase 2 exemplifies sustainable, community-focused urban regeneration. Completion of all phases is expected in 2026.
