Apartment Development of the Year

Winner : “Regent Place” by FBM Architects

Regent Place is a thoughtfully designed development by FBM Architects for Gateway Housing Association, offering 32 high-quality Shared Ownership homes, including two 3-bedroom maisonettes and three wheelchair-accessible units. Located in Bow, east London, the development sits opposite the Medway Conservation Area and blends contemporary architecture with the area's rich history.

A green courtyard is at the heart of the design, which enhances the leafy character of the neighbourhood, creating a harmonious connection with the immediate context. The building is set back, improving privacy and reducing noise, while also respecting the Victorian scale of the surrounding streets. The design features full height windows and arched entrances to individual dwellings, Buff brick was specified to echo the heritage of the area. All the apartments are double aspect, guaranteeing natural ventilation, and the recessed balconies provide shade.

Regent Place emphasises sustainability, with high thermal insulation, double-glazed windows, and photovoltaic panels generating 20% of the scheme’s energy needs. The virtually car-free development encourages sustainable transport, offering ample cycle storage and excellent access to public transport.

Community engagement played a vital role in the design process, with feedback from residents and local authorities shaping the final scheme. Completed in September 2023, Regent Place successfully integrates contemporary living with respect for its historic context.
