One to Watch
Clapham One is a landmark, mixed use scheme on a street corner site that is designed to deliver transformational change. It is the key element in the Future Clapham regeneration, which has been initiated by the London borough of Lambeth.
Architect Studio Egret West designed the scheme of 136 apartments, plus a medical centre, library and other amenities. United House secured the contract to design and build the scheme as joint developer and investor with Cathedral Group.
The uses on the site have very different requirements and the design takes on board the needs of those uses within a series of concrete framed structures that form a coherent whole. Viewed from the high street the scheme has an organic form, its curved elevations with their asymmetrical windows stepping from seven to 12 storeys in height. The curves and stepping back reduce the impact of the volume of the scheme, which will be one of the tallest in the area. The development is constructed using high quality materials, including Forticrete split blocks and steel windows.
The curved massing of the scheme allows the number of apartments with more than one aspect to be maximised, and some rooms have 180 degree views. Curved walls are designed to be an attractive feature of the homes, but not an inconvenience, so most apartments have a curved wall only to the open plan living/dining/kitchen area. The stepping of the blocks has allowed semi-circular roof terraces to be created. All residents have access to communal roof gardens on the seventh and eighth floors.
The scheme is central to Clapham’s social and economic sustainability and will have a high-profile role in the daily life of local people. All of its elements will also be environmentally sustainable, with amenities being designed to BREEAM Very Good standard and homes designed to Code for Sustainable Homes level 4.
